Turn Your Driveway Into Passive Income: What LA Homeowners Earn
Driveway rental income in Los Angeles is highly location-dependent. The same 10×20 foot rectangle of concrete can earn $80 a month or $1,500 a month depending on which side of the 405 you're on. Here's what LA homeowners actually earn, broken down by neighborhood, with numbers pulled from real host activity.
All figures below reflect net monthly earnings to the host (after platform fees), based on 2025 Parkzy host data. Individual results vary based on pricing strategy, availability, and how actively the host manages their listing.
Inglewood (SoFi Stadium, Kia Forum)
Driveways within a one-mile radius of SoFi Stadium are the highest-earning spots in LA, full stop. During Rams and Chargers season (August through January), active hosts earn $600-$1,500 per month, with individual event days clearing $50-$150.
Concert nights at Kia Forum and YouTube Theater add another $30-$100 per booked event. A well-placed Inglewood driveway hosting Rams games plus concerts can realistically clear $10,000-$15,000 per year in gross bookings.
Off-season (February through July) drops significantly — typically $200-$400 per month from occasional event traffic. The Super Bowl years (2022, 2027) are outliers where a single weekend can earn $500-$1,500+.
Near LAX (Westchester, El Segundo, Playa Vista)
LAX-adjacent driveways are the most consistent earners in LA. Demand is year-round, flat, and high. Hosts typically earn $300-$700 per month from multi-day airport parking bookings, averaging $12-$18 per day.
Unlike event parking, LAX parking has almost no seasonality. A host who keeps their spot available 20 days a month at $15/day earns $300 gross monthly with essentially zero active management.
The trade-off: your spot is booked for longer contiguous stretches (3-14 days), so you lose flexibility. Hosts who travel themselves often can't keep their listing consistently available.
USC / Exposition Park (Coliseum, Galen Center)
USC-area hosts earn in two modes: daily commuter parking from students and staff ($100-$300/month from a single monthly parker), and event parking for Trojan football games at the Coliseum (roughly 6-7 home games per season at $30-$60 per game).
Combined, active USC-area hosts report $250-$600 per month during the academic year. Demand dips in summer.
Westwood / UCLA Area
Westwood commuter parking commands a premium because on-campus UCLA permits are expensive and notoriously scarce. Monthly commuter bookings from faculty, medical center staff, and students typically run $150-$250/month per spot.
Event demand is lower than Inglewood — Bruins basketball at Pauley Pavilion and Rose Bowl events (when UCLA plays) add modest event spikes. Total range: $200-$500 per month.
Downtown LA (Crypto.com Arena, Arts District, Financial)
DTLA hosts face more competition from commercial garages, which means pricing has to stay aggressive. Event nights at Crypto.com Arena (Lakers, Clippers, Kings, concerts) and major events at the Convention Center drive most of the earnings.
Active DTLA hosts earn $200-$500/month primarily from event bookings. Spots within 10 minutes walking distance of Crypto.com Arena earn more, closer to $400-$700/month during NBA and NHL seasons.
Coachella Valley (Indio, La Quinta)
Coachella Valley is an extreme outlier. Most of the year, hosts earn little to nothing. But Coachella Weekend 1, Weekend 2, and Stagecoach weekend each generate $500-$2,000+ per spot depending on proximity to the Empire Polo Club.
A single Indio driveway within walking distance of the festival grounds can earn $4,000-$6,000 across the three festival weekends combined. Many hosts in the area run their entire year's income from those three weekends.
What Separates a $200/Month Spot from a $1,500/Month Spot
Three things: location, availability, and photos. Location you can't change, but availability and photos you fully control. Hosts who keep their spots available 25+ days per month earn roughly 2-3x what hosts who keep availability spotty earn. Photos matter more than people expect — spots with 4+ clear daylight photos book 40% more often than spots with 0-1 photos.
Pricing strategy is the fourth lever. Static pricing leaves money on the table. Top hosts charge premium rates on event nights (Rams games, concerts, festivals) and lower rates on slow days. Most platforms including Parkzy let you set per-date custom pricing or availability rules that do this automatically.
